The Stamford Residences are a Body Corporate under the Unit Titles Act 1972, a Public Act under New Zealand Parliamentary law. While the new Unit Titles Act 2010 has been passed into law, it is not yet in operation; this is expected to be in place by late 2010.

A Body Corporate is the entity that legally binds all owners together in a complex to ensure, among many things, that the building is insured and maintained at all times. The Body Corporate is responsible for the maintenance of all areas that are noted as common property on Unit Plan 407404 (such as the foyers, corridors, lifts, fire systems, etc) and also the exterior maintenance of the building. Each owner is responsible for the interior of his or her own apartment. There are regulations, rules and requirements that all owners and occupiers must abide by or comply with.

The financial year for The Stamford Residences is from 3rd November to 2nd November each year with the Annual General Meeting held mid-December. The number and timing of instalments for the payment of body corporate levies are discussed and set at each AGM. Last year the levy was raised in four equal instalments due for payment in the months of December, February, May and August.

Development of a long-term maintenance plan is currently underway and funds for the implementation of this are included in the annual Budget. The Owners Committee is reviewing the timing and appointment of the concierge services.

The Stamford Residences have an active Owners Committee of resident owners who work closely with Crockers and the Building Managers to ensure that the complex operates efficiently and all issues are dealt with promptly.
